Awesome place for a group of fun people. 4 bedrooms, 3 bathrooms, lots of common space, HUGE back yard. The house is 2400 square feet, the lot is 13,000 square feet. Mostly furnished with everything including a TV and kitchen stuff so you don't have to buy your own and beds (most can be removed if you want). I am open to extending the lease, for example if you are juniors and you want to rent for two years.

Parking: 4 spots total (3 on driveway, 1 in carport. No garage.) Street parking available.

BR1 ("front bedroom"): off the main living room. Has a private bathroom ("Bath1") and fireplace.

BR2 ("closet bedroom" because it has a lot of closet space): high ceilings, shares Bath2 w/ BR3.

BR3 ("courtyard bedroom"): window opens onto small interior courtyard. Small closet, low ceiling, large mirrors. Shares Bath2 w/ BR2.

BR4 ("master bedroom"): huge room. 2 large closets. Windows face the backyard. The room slopes toward the backyard because the house's concrete slab foundation is cracked and has tilted downhill a little.

Bath3: is really 2 half-baths. One part has sink and toilet. Other part has shower. Both entrances are from Rear Living Room.

Front Living Room: spacious. 55" TV installed over fireplace. Foosball table. Entrance to interior courtyard.

Rear Living Room: access to Bath3 (see above), interior courtyard, back yard, and laundry closet. Has couch and large dining / meeting table.

Laundry Closet: full-size top-load washer and side-load dryer.

Kitchen: range, oven, fridge, microwave, toaster oven. No dishwasher. Swiveling banquette table/seats in the corner.

Dining Room: furnished. Sits raised above Front Living Room.

Back Yard: slopes downhill toward the 405 Freeway. Large flat area at the bottom. 2 orange trees and 2 loquat trees that produce a lot of fruit.

It's an old house. The main irritation is not all the electrical outlets work. The concrete slab slopes, so sometimes the doorjambs get out of whack. Otherwise it's a fun house with lots of space at a good price.
