Start with the three rentals we currently have sourced near campus. 5875 Interceptor St. - Petite 406B-INT is a studio with one bathroom at $1,290/month, five to ten minutes from LMU. 7714 Henefer Ave is a one-bedroom, one-bath at $1,600/month and sits under five minutes from campus. Great 3 Bed / 2 Bath Westchester Home is a three-bedroom, two-bath house at $4,500/month, also five to ten minutes out. Because those are whole-unit asking prices, the only useful comparison is what each one costs the person actually paying.
The studio is a one-person unit, so $1,290 a month is the per-person number, full stop. The one-bedroom at $1,600 a month is $1,600 per person if you live in it alone, or $800 each if two people share it. The house is where splitting changes everything: three renters at $4,500 a month pay $1,500 each, which is $210 a month more per person than the studio and $100 less than the one-bedroom taken solo. Where LMU Renters Look: Westchester, Kentwood, Playa del Rey and Del Rey
Almost everything within a short drive of the bluff sits in one of four pockets. Westchester itself, the grid of streets between Manchester Avenue and Westchester Parkway, is the default: walkable to the Loyola Boulevard entrance, heavy on single-family homes and small 1960s apartment buildings, and the Henefer Ave rental above is right in it. Kentwood, the residential slice north of Manchester, is quieter and mostly houses, which is why the three-bedroom shares there tend to be the ones passed down between graduating roommate groups rather than listed publicly. Playa del Rey drops you toward the beach with a longer but reliable run up Culver Boulevard, and Playa Vista, on the other side of Lincoln, is the newest and generally the most expensive, built out with mid-rise buildings and priced accordingly. The tradeoff is consistent across all of them: the closer you get to campus on foot, the more of the stock is older houses split between roommates, and the further out you go toward Playa Vista and the Marina, the more you pay for a newer building with parking included.
LMU Spring Sublease: A Month-by-Month Timeline
An LMU spring sublease almost always begins with someone leaving, and people leave on a predictable schedule. October is when students heading abroad for spring confirm their placements and start looking for someone to cover their room. It is the quietest, least competitive month to be on the other side of that conversation, and it is when the best rooms in the best houses change hands with no drama at all. November is the largest single wave, because December graduates finally know their plans and because roommate groups want the gap filled before finals swallow everyone. By early December the rooms still open are mostly the ones with a complication attached: an awkward end date, a converted den instead of a real bedroom, a landlord who has not agreed to anything yet. The first two weeks of January are the scramble. Prices can genuinely soften then, because an empty room costs the original tenant the full rent every month, but you are also signing fastest with the least time to read anything. If you can move in October or November, do. If you land in January, spend the extra day reading the paperwork properly rather than the extra hundred dollars winning the room.
Four Things to Nail Down Before You Sign
Get the owner's written consent. A sublease the landlord has not approved in writing can be terminated, and you will have no standing when it is. Ask for that approval as an email or a signed addendum with your name on it, not a verbal yes in a hallway.
Match the end date to the original lease. Los Angeles leases very often run to the end of August rather than the end of the spring semester. Get it in writing whether you are covering through May, through August, or month-to-month after May, and what happens if you leave early.
Put the deposit in the agreement. In a sublease your deposit usually goes to the original tenant rather than the owner, which means your refund depends on a fellow student, not a management company. Write down the amount, who is holding it, the condition it returns on, and the date you should expect it.
Document utilities and furniture on day one. Take dated photos of every room and every appliance, and write down which accounts transfer to your name, which stay in the original tenant's, and what the last few monthly bills actually ran.
