LMU 3 bedroom rentals: what's available now near campus
Updated: 2 days ago
LMU 3 bedroom rentals can work for a group of friends splitting a whole home, but a three-bed listing can also mean a single room in a shared house. This guide walks through five three-bed listings currently live on our Westchester listings page, sets out exactly what each one states, and covers the questions your group should settle before anyone signs.

We have kept to the listing details themselves. Where a listing does not say something, such as whether its price covers the whole home or one room, we say so rather than guess, because that is exactly the detail to get in writing.
Begin your search at Off-Campus Universe, where you can browse current listings near Westchester.
Here are five current listings with three bedrooms: Charming Westchester Home Minutes from L at $6,500/month, an unfurnished three-bed, two-bath listing; For Lease in Westchester at $5,700/month, an unfurnished three-bed, two-bath house; 3 bdr Apt Venice at $5,660/month, an unfurnished three-bed, two-bath apartment; Stunning Brand-New 3 Bedroom 3 Bathroom at $6,750/month, a furnished three-bed, three-bath house; and Entire 3Bedroom/2Bathroom House at $1,750/month, an unfurnished three-bed, two-bath house marked as rent by room.
Where These Three-Bed Listings Are and How They Compare
LMU's campus sits in Westchester, on the west side of Los Angeles, and two of these listings name Westchester in their titles: Charming Westchester Home Minutes from L and For Lease in Westchester. The third names Venice in its title. The other two, Stunning Brand-New 3 Bedroom 3 Bathroom and Entire 3Bedroom/2Bathroom House, have Inglewood addresses on their listings.
Distance by car is listed for each one, and it is the figure to use when you think about the trip to class. Charming Westchester Home Minutes from L gives under 5 minutes. For Lease in Westchester, 3 bdr Apt Venice and Stunning Brand-New 3 Bedroom 3 Bathroom each give 5 to 10 minutes. Entire 3Bedroom/2Bathroom House gives more than 15 minutes. Those are the listers' own figures, so check the route yourself at the times you would actually travel.
Four of the five are not marked as rent by room and are listed between $5,660/month and $6,750/month, so confirm with each landlord whether that figure is the rent for the whole home before your group budgets around it. As an example of the arithmetic, if $5,700/month is the rent for the whole of For Lease in Westchester, an even three-way split would be $1,900 each before utilities. Entire 3Bedroom/2Bathroom House is different: it is marked as rent by room with private room as the room type, so ask whether $1,750/month is the price of one room.
Only one of the five, Stunning Brand-New 3 Bedroom 3 Bathroom, is listed as furnished, and it is also the only one with a bath for every bed. The other four list two baths for three beds, so decide early who shares a bathroom, since that often decides who takes which room and whether rooms are priced equally within the group.
LMU 3 Bedroom Rentals: Lease Terms and Move-In Dates
LMU 3 bedroom rentals in this set mostly come on a full-year lease, but not all of them. Charming Westchester Home Minutes from L, For Lease in Westchester, 3 bdr Apt Venice and Stunning Brand-New 3 Bedroom 3 Bathroom all list a Year Lease (12 Months). Entire 3Bedroom/2Bathroom House lists a lease of 3-6 months with an option to renew, with its timing given as Sept 2026 - Feb 2027. A twelve-month lease usually runs through the summer, so if anyone in your group only needs a place for the academic year, settle who covers those months, or whether subletting is allowed, before you sign.
Move-in timing varies as well. 3 bdr Apt Venice and Stunning Brand-New 3 Bedroom 3 Bathroom give their timing as Available Now, Charming Westchester Home Minutes from L gives Now for 1 year +, and For Lease in Westchester gives 8/1/2026. That last date has already passed, so ask the landlord what move-in date is actually on offer today and how the first month's rent is handled if you start partway through.
With a whole-home lease, your group usually signs one lease together and is often jointly responsible for the full rent, so if one person leaves, the others may have to cover the gap. With a room-by-room arrangement, each person typically signs for their own room, and the landlord may fill an empty room with someone your group did not choose. Ask which model each listing uses before comparing prices, because a per-room price and a whole-home price are not the same number.
Finally, ask what the listed price covers. The listings give one monthly figure each and say nothing about utilities, internet, parking or yard care. Ask each landlord for a full monthly total so your group is comparing like with like, and agree in writing how those extra costs will be split.
Before touring, write down your group's must-haves and deal-breakers in one shared list: the most each person can pay, furnished or unfurnished, how many people per bathroom, and the latest move-in date that works for everyone. Bring that list to every tour, and pick one person to handle questions with each landlord and share every answer with the group in writing, so everyone is working from the same facts when it is time to sign.
Tips for Groups Renting a Three-Bed Near Campus
Agree on a budget per person before touring. Include utilities and other monthly costs so nobody is stretched once the lease is signed.
Settle room assignments and the rent split early. Decide whether a larger room or a private bathroom costs more, and write the split down.
Read the joint-liability clause. If every tenant is responsible for the full rent, talk through what happens if someone moves out early before anyone signs.
See the place and the paperwork before paying. Tour in person or by live video, read the full lease, and never send a deposit before you have seen both.
